Or you can market to them saying that you're looking for good homes to buy that match a certain description (insert a description of their house) and give them the grace of pretending like it's divine timing.

I always make sure to comply with state descriptions as to what is damage vs. wear and tear.  

Conversely, I don't want to sacrifice making a prudent financial decision for purposes of geographical convenience. 

@John Lindemann So far we've just been getting together and discussing RE and finding out how we can help each other, as we have different areas of interest and and have specific geographic needs.

Like any market, it depends upon the geographic location of the property, finding and screening tenants, and most importantly buying at the right price.

Opinions vary on getting your real estate license, I might just look for a great investor friendly realtor.Set up some key word alerts for topics and geographic areas you are interested in.
