It is possible to get a Fannie Mae loan on a property held in an LLC -- good old fashioned 30 year fixed rate at the same terms as any other investment duplex. 

In my opinion it is one of the best cities for REI since it has a ton of job growth, even currently, and has a diversity of industries (insurance, fashion, logistics, and University) that are headquartered here. 

On the basis of observations in previous crisis situations and recent consumer surveys, changes in spending patterns will particularly affect fashion, take-away, travel/holidays, and replacement purchases.

If you file an extension to pay taxes late, if you don't track expenses in an orderly fashion, if you think buying and selling real estate is more fun than crossing T's and dotting i's then you don't have the personality to properly maintain an LLC and it isn't worth it for you.Generally, until you have Equity that you want to protect, you don't need an LLC anyway.

A standard insurance policy doesn't even cover much for jewelry.

They will ensure that any issues are taken care of in a timely fashion.

Starting out in this fashion will allow you both to develop trust, which, is the key thing when it comes to money... 

But basically you are just pre-paying the pmi to the lender in some fashion, either cash up front or higher interest rate.
