I have not done a lot of research on laws governing self-directed IRA business transactions, but with self-directed 401ks, the IRS seemed to be pretty good at covering all their bases to make sure that if I am getting that tax benefit, I remain essentially housebroke until kids who are my age are calling me grandpa.

I started investing in student rentals 3 years ago to escape the 9-5 at the age of 33. 

I would never discriminate based on age... but from my experience, I've never had a stressful older tenant.  

I'm just waiting on the final offer paperwork to start lending process.Half my units have come from off market sources and half have come from MLS; however, my MLS purchases have been for the most part aging listings which little competition. 

The age of the shingle roof is 20 years ++ and it might last another year or two depending how bad the weather gets.The contractor (sellers contractor) says they will issue a letter that the roof have atleast 5 years life remaining. 

Hi Matt, When I mentioned 1099 type tenant, I am just referring to self-employed tenants with cash flows that might vary widely at times depending on their receivables aging.

You need $ figures for most OpEx, with R&M adjusting with the age of the building, property taxes being specific for the county.
