An enhanced search on one of the properties provided a number, but that number is now disconnected.Has anyone else ran into similar issues on contacting the owners of abandoned properties?

Account Closed, from my experience, my last tenant had a full application process, went through a credit check and was enrolled in a credit enhancement plan, was free of any criminal background. 

With these enhanced skills I will now be moving forward conducting my own property inspections and waiving that part of the deal.

I think 15k in legal fees is well worth it, to completely enhance the exit from the property (probably get a whole lot more than selling to another rental investor).

Is the credit score you are giving the actual mortgage enhanced version, and is it the middle score of the worse of the 2 borrowers? 

Basically taking your ok pics and enhancing them to look much better.

@Ben Feder profits can be enhanced by making improvements and forcing equity but you can still make good profit on  an asset that doesn't need any work and is already performing.

They traded off a little more split in favor of leads and enhanced training and mentorship.

I wish they would put those resources in enhancing their product to some baseline... but perhaps they might make less (short-term) money that way.Other analysis is that these properties are not really "cheap". 

Hey @Courtney Fricke, before you let the tenant move out, consider two simple enhancements that might address the issue:Smart exterior lights - Consider investing in inexpensive outdoor lights over all doorways and the garage.
