If you can get the list easily, so can everyone else.

I thought I wasn't legally able to sale to someone else unless the buyer has cancelled the contract in writing.

This example made money because it's a great deal at $140k... but everything else is appreciation.

But his website is a complete mess and hasn't worked correctly in almost 2 years so it's impossible to find the status of your investments.

Nothing else on your list matters if this purchase doesn't achieve your investment goals.Also, you have NO WAY to determine your offer price until you run the numbers!

Everything else would be up to you to underwrite.

Inspection rep facetimed me saying hey this is a mess, inspection should NOT have been today, there's leaks everywhere, nothing is ready, etc.  .....I had to pay for the 2nd Inspection2) New build wasn't supposed to have tenants, on the day of 2nd inspection 2 weeks ago, again I get a call from the Inspection rep that there were people living on both sides. 

I have a similar situation, did you have anything luck with Beacon, or anything else?

We rent single family homes, so we have a conversation about yard maintenance, snow removal etc - have you don't this before, do you have the tools etcI also bring up house cleaning questions, by telling them we had a tenant who did not own a vacuum cleaner, did not know how to run a dishwasher, had a mess in the basement etc - and then see how they respond.That is a non-offensive way to talk about house cleaning and you'd be surprised how different the responses are.
