If you assume the loan then it is a qualified assumable so have to jump through many hoops and it will end up on your credit which may effect your future transactions.

I get it in theory though and most cannot effectively operate effectively on the other levels. 

Would be super simple if it is set up like a stock where you can buy in and sell off as needed to effectively spread the gain over a period of tax years.

I've noticed that is the case and they haven't really been making effective moves in getting the properties rented any time soon.
