I always do disposition of deposit letters which indicate the amount owed, but have never been paid for damages beyond the deposit.  

To fund the private equity real estate firm Blue Estate LLC can I pay all management fees such as acquisition fees on purchase, disposition fees on sale of property and asset management fees on revenue to Blue Estate LLC which I can use to hire employees and pay legal fees etc?

When you have that down and are doing a healthy number of flips per year, maybe it would be worth getting your license to make commissions on acquisitions and dispositions.

I also do not go out looking for listings or buyers (except for investor/developer buyers in Los Angeles) as our license is used for our own acquisitions/dispositions and that of our developer clients with the occasional friends and family listings.
