Major brands like Ritz Carlton and Waldorf Astoria are currently developing property there, where they have traditionally developed in Miami, Fort Laud, and Palm Beach. 

If you find someone at a REA or other investor meetup group that is currently in this space it can make your first time go much smoother. 

One thing that not many people talk about too is how there is disincentive for current homeowners to curb affordability. 

I have noticed a lot of investors are seeking out cities that are offering lower priced lots and simply adding a Modular or Manufactured and capturing a very nice cash flow.There is a new trend starting in Florida and in other states where an investor buys a piece of land or lot and add a 'Tiny Home". 

Consider population trends, job growth, and economic stability in these areas.2.

I think investors see it the same way and invest that way too leading to bumps in prices if they start to see a trend.   

The rebound in single-family home sales is impressive, but what really catches my eye is the inventory growth and the trends in townhomes and condos. 

I do not currently have any rentals.

But if your goal is to cashflow positive from the Day 1, you may find it very challenging due to current day interest rates, high cost of construction and the fact you won't have the efficiencies of a seasoned developer building at scale.

I have landlord policies for my rental properties in TX and AL states, but I am not able to get an umbrella policy form my current insurance company, because I do not have car insurance and primary residence in US, as I am not a resident in US.
