NO excuse NO logic unless your just a criminal. 

Any feedback would be great, I’m looking to interview them early this week  I would start with credit score and employment as well as criminal background.

No offense, but it sounds like there is a lot of learning that needs to happen, plus MF is a team sport. 

We typically like to meet your pets at some point in the process, too.Our tenants’ safety and the peaceful enjoyment of their home is important to us, so we do a credit/criminal background check on all applicants aged 18+.

The guy who desperately needs to sell his house and doesn’t care about your offensive misleading headline because he read your message and realized you might help him.

Having seen 100s of P&Ls and having extensive experience in construction and service repair, some of the charges I have seen, should be criminal. $300 for entry door lock replacements. $1200 for 40 gal water heaters $300 for kitchen faucet replacements.

I'm just not sure how serious of an offense this is, is it a fine, warning or do I lose my hotel license right away?

You don't want to start down the road with that person, thinking you're going to get all the speed and convenience of private money, only to realize after it's too late that you're in institutional-bank-requirements land.Actually those guys advertising 4% are simply Criminals think the Nigerian prince scams for real estate lending.. they are just looking to get teh 1500 up front and you will never hear from them again.. and it works since people are asking about it.. newer borrowers simply dont know what they dont know until they get scammed.there is NO 4% money NONE  the only time that could happen is with close relative or someone you know personally very well NOT anyone you meet on the internet. 

That has been a great resource for me, and as long as your renter is willing to sign up via email and go through the process, it is a very smooth gateway to getting their credit scores as well as a criminal background check.

They also have many forms available for download on their website for members (lease addendum, 5-Day Notice, and much more) as well as resources (such as an eviction guide which has a timeline based on the local courts and laws).Finally, my Apartment Association charges $13 for tenant criminal/credit background checks which is pretty cheap, IMO.
