I've also been reading through the Ultimate Beginners Guide in my free time.I'm sure I am bound to have countless questions as I move forward, but it's great to know there are so many people here willing to help and answer questions. 

I've seen too many times they sign a lease knowing they will not fulfill it and then break for countless legal reasons.  

That's a big red-flag for me, and would open you up to countless lawsuits for deceptive information.

I simply spent countless hours peaking properties on Redfin and 'dreamed' of possibilities.

I'm in Los Angeles but have done countless in Ohio and the midwest in general (thanks to the nationwide BP community).

@Bobby Romadka this question has been debated tirelessly on these forums: there is more consensus on whether the chicken came before the egg.All kidding aside, I have heard, and recommend, to outsource management while you scale, then consider “vertically integrating” (making your own pm company) once you’re done growing.There are countless mistakes a professional, properly vetted management company won’t make that a newbie might.I think @Nathan G said it best recently: “managing rentals is easy.....until it isn’t”.
