In Brandon Turner's book "The Book on Managing Rental Properties" he talks about accepting the initial deposit as a deposit to hold the unit and has verbiage that the "deposit to hold" will automatically convert to the security deposit upon move-in.I'm working my way through the book now, so it's fresh in my head.

You keep the stores as retail space or did you convert to apartments?

Using the 121 exclusion And doing a 1031 implies this was your primary residence which was converted to a rental within the last 3 years.

In essence; Tokenization, which involves converting assets into digital tokens is commanding attention.

Duplex in West Adams area.Asking $830000Spanish style house on a nice street with similar houses, mixed single family and duplexes.2 units total, 2b/1b and 1b/1bAbout 1600 sq feet totalI think 2 bedroom could be rented for at lest about $2500 and 1 bedroom for around $1800-2000.I will live in one of them though.Also has a 2 car garage which can be converted into ADU.Has parking plus street parking.Both units need reno.Considering that all units need renovations and I will live in one unit and rent the other and that at some point I will convert garage into ADU. 

So I changed that part to be single family homes with either an in law suite, ADU, or a large garage I could convert.

Question:What are the zoning implications for buying a SFH that has been converted to a duplex?

There are lenders that will do fixed 30 year terms, fixed 40 year terms, 40 year term with 10 year interest only converting to 30 year fixed. 

I am looking into purchasing a single family home ,and converting it into a duplex ,and a 2 car garage into a ADU what type of loan is recommended ?
