I basically group the business into 2 segments, administrative tasks (pricing, marketing, guest communications) and field tasks (cleaning/maintenance).Part of being a successful operator of anything, you have to know your strengths and weaknesses. 

Firm, fair and consistent will go a long way and tenants need to know you will not put up with any crap!

Hey guys, excitedly i just completed my first wholesale deal(s) this week... but i quickly learned that there's a lot of communicating that needs to happen and coordination between the primary seller, the end buyer, and the title company.  

It's required by ordinance that the water be changed between each guest.There may be a certain amount of trial and error as you work with your cleaning/maintenance staff, communicate well with them but give them space to do their jobs, and if it doesn't seem to be working out, go to someone else.  

Just make sure you have a consistent policy for expensing items under this threshold, as the IRS looks for that consistency.In your case, if the Polyurea flooring is just making the garage look nicer and not really improving the structure or extending its life, you could argue it’s a repair.

The qualifying attributes are consistently: quick close, no tax return, limited documentation….
