Mainly raw land with utilities already on site, or properties that have been vacant for 10+ years, that would be a 50/50 on demo or rehab.The other fun fact that I learned at the sale:  the tax foreclosure only wipes out the tax included in the judgement years.

I had the listing on Avail (which I use as a rental manager, and posts to many other popular rental sites), Zillow, and Facebook Marketplace.I already have a Section 8 tenant at Property #1 (which I acquired during the purchase), so I'm not opposed to the program at all, and to be honest, they pay above market rent in my area, so that worked for me.

.* We get as close as possible to ironing/feeling out deal terms that would be agreeable to the seller in advance of submitting an offer, including site visits if they are located in the same market we are vs. out of state/market.All of the above data provides us with enough of an analysis to know what our deal parameters are going to be, at least to within a few percentage points.

That is a tall order, people should expect in some towns your kids can't buy in and its not because of STR it is because the property has a higher value.Now in AZ you have a snowbird issue that complicates your STR market.So this like many real estate issues is local.

@Remington Lyman please ignore, its complicated...i will post back once we close the deal on what we had to do with zoning etc... many lenders decline to fund the loan as the zone was commercial and fanni and freddi backed lenders would not do commercial zoned properties...
