I've completed my Sales Agent courses and am set to test for my Texas License in the next 30-45 days.

Then use my paper to fine tune the area in that city and house style.This is a fast test:  use zillow rentals, uncheck all but houses, 3 bed, 2 bath on an area:  if you see a decent 3/2 house renting for under $850,  there's a big problem!   

And, try it at one property to A/B test the rents you can get and time to fill those units between lease-ups.I'm mainly in the 2-4 unit space, and Spokane has lots of 100-yr old houses that were split into apartments during the two world wars.

Need some guidance, I have been trying to learn everything as fast as I can (2nd week on BP) so wanted to test out what I have come up with some far and get some advise and get some validation if I should rent or sell my current house or use the money to buy other properties.

So in terms of process, do you jump directly to asking specific questions (such as to estimate capex, etc) when a property passes your 1% test?

You can test how confident she really is in her friend’s ability to pay by asking if she’d be willing to co-sign for him, just to gauge her response.

As far as I know, series LLCs have never really been tested in court so it is still somewhat unclear on how they will hold up but the idea was that each would be completely separate.Important note: In Texas, you have to set up your LLC as a series when you do your initial filing.

So here are some "test suggestions" to see which commercial lender is fast, reliable, and above all, has excellent customer service:1. 

After something passes your initial sniff test and you want to pursue it further, please request to see actuals for everything - rent rolls, utilities, expenses....etc.
