You could actually do this on your own by going through your Secretary of State website that would save you alot of money and am sure the EIN if free on IRS site too

I have read plenty about owner financing I am just not sure how to go out and find people willing to sell their homes as I usually just look at regular listing sites but def something I am willing to keep on learning about!

Doing this like a brrrr I see as the best bet, for example my property does still have room for improvement adding a bedroom and bath to the primary structure and then the ADU.

One of the glamp sites I manage has a shared pool and it gets complaints at least once a month on someone being upset with another guest at it.
