I understand it depends on the township, and when I look up certain ordinances it seems they only address residential buildings ( 1-4 units) needing a permit, primary residence, etc.Wanted to see if anyone out here has had experience.

In NJ a lot of real estate attorneys don't get paid if the deal doesn't close (at least on the residential side). 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

This was for residential sales.So when I am looking at something along these lines, you have to see if anyone is actually locating this in the target market. 

I'm anti IKEA but some people are all about it.

This is rarely the case for the following reasons:In 15 years of doing residential and commercial real estate, I have never seen an investor sell a performing asset. 100% of the time of the investigated properties, they were losing money.

It does nothing for the value or the property taxes of residential properties. (4 or less units.)Don’t worry about an LLC, don’t worry about this way to increase the value.
