In Lake Forest we used to just do it at a pizza place that had a meeting room, and everyone was asked to support the business by buying food/drinks. 

Here's the thing--you can TRY and educate lenders, you can TRY to let them know you want them to be protected as well as you, but if you take that horse to water and it don't drink....well, good for you. 

I had one group that spilled alcohol and OJ all over the entire first floor, literally break the door off the oven, and have wars with trash in the front yard.

Not only that, but your drinks, WIFI, and other expenses on the plane can be covered to if you sign up for say… the Ritz Carlton cards.

I would wait for 2-3 months before making the purchase so you can use the renters money to pay for the entire shipment and analyze their spending trends and see what items they enjoy the most and best prices that would out compete those places. convenience things like toilet paper, tooth paste, tooth brushes, laundry detergent, soap, bounce could be an option, and then you have snacks, cold drinks, phone chargers, etc.

Previously was a suit factory then a bowling alley that was run down and was not interested in selling alcohol (major issue for a bowling alley) finally a bingo hall, just not a bustling industry demand for bingo. 

In fact it may be my most profitable rental property.We've since turned the property into a drug and alcohol recovery house rental that we still own today.
