I tell them to bring cash for the application fee for each adult that will be living in the house, as well as a cash or certified deposit to secure the property if they decide they want it.Sometimes I book 2 or more 15 minutes apart, usually on a Saturday afternoon.

I'd never try to use such terms (and they wouldn't likely be accepted in our hot local markets), but shouldn't 2 adults be allowed to determine what's fair and reasonable?
