If they choose to rent a property, that implies they are accepting it in "as is, where is" condition.

First, switch to a more expensive "premium" rental property software or start accepting cash/zelle/etc.

We get offers accepted while they are LOWER than the competition because we are credible "they just have a better feeling about us".And why not?
