I'm not anywhere near KY but one of the three counties I invest in requires inspections.

My contract, which was prepared by a real estate attorney in my county, says 'tenant" will surrender the property in the same condition as when received".

I don't want to push out all the tenants, but i'm looking for a way to increase this property's value. example: Section 8 tenant is paying $750. the FMR in the county is $1100.

I understand the Howard County rental license process, but I am having difficulty understanding the building code.

But a through search back 30 years in County Clerk and District Court records in given area should uncover anything else.

You aren’t going to create them for privacy (the county tax records will make it obvious the previous owner moved them in to an LLC or trust.)You aren’t going to create them for liability because 1) you’re going to screw up and co-mingle funds piercing the corporate veil. 2) Anything that gets the property in the LLC sued is going to be your fault, so you’ll be sued as well. 3) you’re just going to buy an umbrella policy because you are 10X more likely to get sued for something you do than something the property does.

I see on LA County guidelines and CA HCD guidelines that, when converting a detached accessory structure into an ADU, the structure can be expanded by up to 150 sq ft in order to accommodate ingress/egress.Does anyone have experience with using the 150 sq feet rule?

Can't comment on Montgomery County but in Philadelphia with respect to tax sales you cannot obtain title until a year from the date the deed is recorded. 

@Ronald Starusnak have not seen any in Watertown area (Jefferson County), unless I'm missing something..
