I have done a few investments but only one in an opportunity zone, most of my investing is in the suburbs (Pearland/Manvel) area.

I originally got into real estate as a wholesaler before getting my license.

My first offer was $35K below their asking price, but they countered to bring my offer up $10K, so now we are at market value.

I am purchasing my first property and I am deciding whether I want to rent it out and get a cheaper apartment or stay in it and pay the mortgage myself. 

He is by far my most successful protege, but my second most successful is doing quite well and then I have a few who are making process to doing well. 

But to date, I've just set my rents at a rate that accounts for me having to pay the water bill - and informed the residents that each year I'll increase the rent based upon my expenses (including water), so keeping the bill down helps me to help them.But one problem this could cause is if increasing the rent to cover the water bill then places your rent above the market rate.

I'm under contract on my second house hack property and first duplex.

I talked to my property manager that manages a number of straight rentals for us and she was not familiar with  Pad Split.
