I have owned my primary residence for over 2 years now and have been toying with the idea of a HELOC in order to leverage those funds to invest in another real estate opportunity.

We've toyed the idea of including internet and/or cable in the rent, but then that could get messy unless you pay for the most expensive package available, which doesn't sound ideal. 

I would get a new toy, play with it, then sell it and save enough money to buy something that I really wanted.

But of course that's all speculation.I'm also toying with the idea of investing in an LLC that is currently offering a 2% interest in 10 cash-flowing Indianapolis properties in exchange for $10,000 with a 3-5 year exit plan.  

What would toy recommend I start?

My daughters toy-play-food looks more appetizing.  

I pulled a toilet in a house currently under rehab the other day and stuck at the mouth of the toilet was a huge plastic toy, too big to get through the bowl and fall into the pipes and just small enough to let water pass through.

LOL  like he made the money flipping houses to buy all his toys.. he is making it selling the guru stuff.. to newbies end of that discussion.there simply are not enough deals in most US markets to go around to all the hundreds of thousands of folks that want to get started wholesaling.. the inventory simply is not there.

Plumbing shouldn't keep backing up for no reason....Are there small kids in the house flushing toys?
