We would be looking at something that has been recently renovated not a full BRRRR and if we had to do some touch ups like paint outside/inside, flooring, etc. that is fine.I've worked in the healthcare systems the past 8 years so I have connections there that I can tap into to make it a turn key process and helped get my girlfriend up and running with her MTR at the end of last year.

Cabinets, fixtures and trim out (personally I like buying pre finished trim from menards then using the matching paint to do touch ups)9.

Seller is asking 210k current tenants are paying 1800 a month, turnkey because only rehab needed would be touch ups to get it ready for next tenants in May when current tenants lease ends.

You could end up with someone worse.. at least his mom isn't a pit bull service animal.realizing the cost of turn, doing touch up interior before renting,, I'd probably keep them, add the granny to lease and raise the rent extra 25 bucks..

Touch-up paint and a maid service in the bathroom and kitchen and it is rent ready.Carlos, my one issue with that is that for all intents and purposes, yes I have to re-rent in a month...but, if every tenant were allowed to skip out on the last month that increases vacancy by ~8% (1/12 months) and I don't personally have that option when I sign a contract.

Looks awesome, and I always have extra on hand for touch-ups between tenants regardless of which unit it is.

I wouldn't call for it if it were just a normal house that needed touch up, but I would if the house had bare sheetrock because the market expects something.
