This is where % of ARV must be adjusted.On the other side of the spectrum, a $750k ARV with a $400k acquisition and a $120k rehab is also a 70% deal but in this case, it leaves $230k in gross margin, more than enough to cover hold costs, re-sell costs and a huge profit.

They are completely different strategies and are both ends of the active passive spectrum, but if you are brand new, I'm afraid you'll get eaten up in the non-performing world of notes, lawyers, foreclosures, evictions, management, working out payment plans, etc. without a first step into notes with simple monthly payments and servicing that you get with performing notes.

I'm sure there are members on BP that were at the other end of the spectrum where their net worth decreased because of lost value in a home or actual loss of a home completely.This represents a tremendous amount of buying power loss of the individual.
