Hey @Jeff Ryan - While I can not speak to your exact situation, I can speak to the thousands of homes I have walked here in Chicago, where majority of the homes were built in the late 1800s/early 1900s.I would say that 7/10 of the older homes I look at have some sort of settlement in the foundation, which causes the cracks and sloped floors you are mentioned you are seeing in your property.

On top of that, the tenants are lower-quality, so it takes more work to maintain communication, enforce the lease, etc.In my experience, the additional work and eventual losses erase any benefits of Section 8.

Mainly, prospecting - aka speaking with potential buyers and sellers.I would also recommend calling everyone you know (Neighbors, family, friends, co-workers, etc.) to let them know you're in RE... don't say its a side-hustle... don't say you're 'trying it out'... don't say its only a P-T thing...

I think many novices miss, don't know or forget that "the market" and it's market makers/movers/etc. have a kind of tri-lingual way of speaking. - There is what they say, the actual words being stated. - There is what those words really mean, or there true intent, which all too often is the exact opposite, such as saying the economy remains strong and a-ok with no recession risk being seen, because there is risk seen for it, but to say such would be to make it happen, and to say there is-not, may induce stabilizing actions that thwart the happening of such..... - And there is what they DO....
