It turned out he had never managed property before, in fact he had never touch a single peace of real estate in his life, and was a renter with zero experance beyound being a sales rep for sporting goods store.In the process of trying to make the deal work, he said he would be managing the properties, but after a few weeks of owning them,  he realized he had no clue what he was doing.

However, the type of repair, the extent of repair, and the duration of the repair will need to be taken into consideration.The tenants are entitled to a place that is "habitable" and to "peaceful enjoyment of the home".The landlord has certain obligations they must fulfill to protect the health and well being of the tenants during renovation and repair.There is a an excellent booklet put out by the EPA that landlords are required to provide to tenants when a significant amount our work is being done on an older building.

When one unit can cover your overhead you have more peace of mind. my SFH are nice but when they are vacant or a tenant is late on rent the overhead costs are still there with no cash flow coming In.

I wanted to give them the peace of mind at signing contract, since they had bought it up and I said we could talk about it and agree to terms when they knew which dog they were getting.
