It might make sense and it might be easy to produce a POF letter but hey- if this guy is a player and is just kicking the tires and looking - and you can verify that he is a player- ask for your POF when he makes the offer and dont piss him off!

OK, well, if that's not realistic, I'm open to reason.Ideal property is a C property in a B area (using an A,B,C,D area scale).I live in LA but think the market is too overheated here to get anywhere close to the cash flow goal so am actively investigating & number crunching external markets (Atlanta, Tacoma, San Antonio, Charlotte, Austin, etc.).  ------ THE HELP I'M LOOKING FOR ------I'm looking for help locating these small Multi's that can cash flow.I'm also looking for input regarding the cash flow goal.

These gave me a good introduction and game plan for allowing me to either make my own statement of work or know what the heck a contractor is giving me when I look at their statement of work.To that end, I also ordered the 'National Repair & Remodeling Estimator 2016 (National Repair and Remodeling Estimator) (National Repair & Remodeling Estimator (W/CD))'.
