The primary focus of our research is generally rents and vacancies, paired with demographic data to assess demand and we don't typically track purchase price or repair/maintenance data.

Pair all of this caution with being kind and genuine and I think you will do just fine.

Pair that with beginning at an early age to pay down principal ok be property and you likely could make a pretty strong case for saving to buy a rental.That's what I'd try to do.

Tell her she can buy a new purse or a new pair of shoes or you'll take her on a trip every time you close on a new MFR.

@Mark JonesIf you are worried about getting into trouble for pairing up buyers and sellers without a license, use a realtor as a leasing agent to bring you buyers that can't qualify for a loan.

Third was a pair of women that were super nice, but basically said that I'd never get 325 in that market.

Josh Sabourin there are many websites to use for searching but at the end of the day you should probably pair up with a good agent who can help you evaluate the property based on current rental income and the expenses associated with each property to find the best fit.
