Actually, it sounds like you are sitting in a very unique cat-bird seat and if you leverage all of your stated available resources, I don't see why you cant create a VERY successful enterprise for yourself in the Real Estate Industry.

im sure theres someone thats gobbling up properties liek theirs no tomorrow..ill be flying up there and getting a bird eye view for myself in the next few months...reason im asking is because im wanting to buy myself and i know of another young investor thats bought quite a bit of properties for himself in cincy and has moved fulltiem from san diego to cincy.

They listen to others like themselves, they rarely take advice from those who have less knowledge than they do (in their field) birds of a feather stick together type of thing.

When they do want to look inside, I always set it up with the owner and accompany the investor/buyer on the visit, especially if I have no history with the investor.
