Let me explain to you why I chose CA as well as my goals and strategy.For starters, I'm active duty military, and this has given me access to a VA home loan which gives me better leverage to easily purchase a property with zero down.

I have gone all in investing in this area, with the military population, tourism demand, healthcare population, etc - it is attractive for so many reasons.

Just for some background info......the only reason I started and own Skip Genie now is because I specialized in highly distressed vacant properties and learned the ins and outs of how to efficiently find and contact the owners/heirs and then be able to close on them.

Went to a sheriff sale with one property in mind, bidding started at 50 k and I was prepared to bid 75k max - I was fairly sure that no one would bid anywhere close to that amount because it was in a neighborhood I specialize in, and the value to me would be higher than to the average investor.

I still see a lot of these wholesale fee's in the deals I fund.. since I specialize in the sub 200k or low balance deals in the mid west and rust belt..
