My apartment is in Philadelphia, Pennsylvania right next to Temple University's campus (I'm a student).

I used to rely on my long term 1 year lease tenants but recently they’ve been complaining they need repairs now but nobody’s ever home to let in the repair man.To rent it yourself - Post on Zillow, Craiglist and Facebook Marketplace, Facebook Yardsale, Student Offcampus Housing Pages, Church/community pages, your furnished rental with great pictures and lots of keywords.

I'd consider dropping the price more and tag it as a student rental.

But if you want to build a business around it you must first become a student of the game, surround yourself with experts, and build healthy relationships with people you trust. 

@Shayna Queen I would urge you to be very, very cautious about getting into a flip using hard money and a LOC.

My interest was sparked when I heard about another student owning and renting out an apartment so I thought what a great idea I should do the same.

Since I was a strait A and B student that came from a lower class family, I got all of my college expenses paid for.
