If an unlicensed wholesaler can operate without using any oral or printed solicitation to sell real property of others or interests therein, or who takes any part in the procuring of purchasers, or receives, expects, or is promised any compensation or valuable consideration, directly or indirectly therefor, then you're right... but that's a pretty high bar.

@Eric NorthrupLLC is a pass through entity unless your filing taxes as an s corp so the statement from for taxes it’s a liability thing is BS.Using an unlicensed company to do the work that is your own will give you zero asset protection because who is the owner of the LLC that was doing the work - you, so guess who is also sued - you personally.

In Florida, it would be considered the unlicensed practice of real estate which is a Third Class Felony; here's the penalties:"If convicted of Unlicensed Practice of Real Estate in Florida, a judge can impose any combination of the following penalties: Up to five (5) years in prison.Up to five (5) years of probation.Up to $5,000 in fines."
