I do not consider myself a coach, mentor, or guru.However, I have taught basic finances at church for over 20 yrs helping people understand how to eliminate bad debt.My wife and I routinely meet with people to counsel them on financial matters.

That's because many routine jobs, both manual labor and office work, are being automated out of existence.  

You are stuck with these....Get a defective property, bad location or overpay-- it can be uncomfortable and make you feel bad everyday (and lose you money).

If you're uncomfortable buying a property AS IS then don't buy it.

But that's way different than buying lunch.That said, if I was selling Bentley's for a living I don't know if I'd be too stoked to use any currency proxy that routinely swings +/- 10% on a daily basis.   

@Harry Williams First, I can relate to your (stressful) flip comment lol 😃Now, as sellers (flippers) we are at the mercy of the "market" and if you aren't getting offers and/or even bidding wars at that price for such a beautiful house, then you might want to get close to a price point that you are uncomfortable with. 

Replacement costs are routinely much higher than the purchase price for most C class apartment buildings here in the Chicago area due to the high quality of the original building materials (brick, oak trim, hardwood staircases and doors, etc). 

I actually recommend working all your routines, from rent collection to maintenance, into your life (especially if a part time landlord)...So it may depend on your situation and scale, but getting my mail box money is probably the easiest (even enjoyable) part of the job.

I routinely get pulled over.
