I typically like the smaller studio / 2 bed units for STR to avoid parties but I do have a luxury rental in SWFL with all the amenities for a baller stay. 

But what are you offering other than a bed and a roof? 

Hi, I am in the position to buy a single family historic home with an ADU in the back that currently has a tenant in it paying $1600 a month including utilities.The home has 3 beds and 1 bath  and needs some light work such as floors including leveling of one bedroom where the floor is dipping, a few windows, stair repair, painting  and landscaping as it sits on a 7000sqft lot.

exactly.....we had a tenant with Roaches crawling over the bed of her disabled child when our pest guy went in to spray. 

These are usually easier to fill because it's perceived as "better value" versus a 3 bed SFH that is renting for $1800-$2000. 

My PM company had a maid service come in for $130 for cleaning a 2 bed 1 ba.

Then I ended up in bed with the bowl and a roll of paper towels!

It's very conservative, which gives you less chance of making mistakes when investing (I'm only saying what I think - it doesn't work for everyone and not always).So...On February 8th, 2021, my family purchased our first rental property - a tiny townhouse 2 beds / 1 bath in Hammond, North West Indiana, built in 1945.

It's a 2 bed, 2 bath condo within 15 minutes of major hospitals in the Cincinnati area.
