We strive for a 50% return on the rehab and I believe we have achieved it every time but some appraisers have not agreed with me (but in my market I know the value better than any appraiser I have seen, typically I have seen each of the comps when they were on the market but I digress).Doing nothing larger than rehabs my family and I have done very well long-term mostly due to the long-term San Diego RE appreciation.

I am an average student, I'm honestly not the brightest kid when it comes to school, with a 2.6 GPA and a 19 on my ACT, I don't really have any scholarship opportunities, However, I don't let that discourage me from the fact that I am smart with many other things and I strive in so many different fields that I can do almost anything I want to in life regardless of my GPA.

Meeting people with money is hard when your not in that same tax bracket or same level of financial success, unless you join an expensive REI club(which is hard when you don't have the money to join) but I will look for deals in the meanwhile and strive for a win-win-win on my deals from the start.
