The property I got is in the medical center, a $260k, 4 bed, 2.5 bath house, newly replaced roof, 20 year old AC, 20 year old water heater, all old appliances basically, high water pressure, and yeah overall outdated house that needed some touchups.

We know DSCR lenders are backed by large wall street hedge funds everyone knows that and they have millions if not billions behind them anything but a private lender who is someone you know personally etc.. its one reason they can do non QM and take that huge risk of only basically lending on the asset and its cash flow.

It is zoned multi-family and I could do 14 or 15 straight townhouses but the City in question, while they immediately adopted the latest ADU rules, has archaic multi-family land-use regulations centered on a large apartment complex mentality that are costly for infill / middle housing  (1.75 off-street parking spaces per unit, major landscaping requirements, "amenity" requirements, unreasonably large setbacks, etc.).
