I think in general what could be happening is that there is some sort of "preferential attachment" where the best deals, the most houses, go to a relatively smaller amount of people a part of the right firms or have spent many years building contacts and expertise. 

If you don't collect first month rent upon booking, you definitely want to take a deposit of some sort for holding the dates for the tenant. 

Sellers agents will have to change their method of operation.Beginner buyers will probably end up with some sort of buyers/agent helper or whatever that morphs into.  

Those can help you shift and sort perhaps, help determine some values and do some marketing if that helps you.

I liked Nathan's reply because it is totally possible to buy rentals with little to no money down, but you should definitely have some sort of cash on hand for general operations and unforeseen events. 

My only question is how do I find hard money/private lenders for this sort of thing.

Honestly, they aren't for me so I have done one.I think to start, you need to layout a sort of budget (if you haven't already --- this is as public board so we don't need to know).
