Yes they aren't cheap, but if they can increase revenue enough to make up/exceed their fees by increasing occupancy and making you feel comfortable because they are there to ensure things run smoothly..then it sounds like a win to me!

It’s nice to see that you started that way and were then able to transition and scale with more multi-family units.

However, I do think transit oriented New Jersey still has plenty of bright spots. 

As main Real Estate brokerages consolidate, those buyer brokers that remain will increasingly transition to flat fee brokerages or self brokerages to preserve the majority of their reduced commissions. 

And along the way sell some apartments and pocket those fat commish checks I sold a 5 mil one a few years back and that was a smooth 100k in my jeans for a couple weeks of scouting finding and following it to the close..
