., Inspect Mechanical items, Water Heater Age, Roof, and Appliances. 

The government put a temperature limit on them so you can hardly boil water.

Also, if you rush a closing in the city there is a likelihood there could be a large water bill that did not show up prior to closing.  

The renters insurance won't go after you/your insurance because the liability was on the tenant.Now assume your tenants leave the tub running and cause $100K in water damage.

It would run off my property's well water.
