Student loan late payments I understand, but a monthly recurring utility?

Utilities are deducted as recurring expenses annually. 

My admin uses it a lot for documenting recurring monthly task and scheduling but you can create a project template and list it the steps you’re looking to take.

But an HOA is a monthly recurring debt, so the HOA can put a new lien in place the very next month if the new HOA amounts go unpaid.

Enter recurring charges and automatic late fees.

I am interested in networking with some seasoned investors regarding two specific strategies - Lease to Own and Pre Foreclosure properties.Lease to own I like for positive cash flow due to the recurring monthly revenue throughout the tenure of the lease. 

In some cases, professional PMs have multiple teams/personnel with expertise in both contractor and marketing fields, but many smaller PMs just fall into the field by starting as GCs that see an opportunity for more a more recurring revenue stream of 8-10% in exchange for housing an on-site super or hiring their spouse as a receptionist to route calls to the applicable local plumber, electrician, handyman, or landscaper. 

Then they want to know that the problem has been fixed and is not recurring.

Avail.co doesn't appear to allow me to set up recurring charges for anything but rent, so every month I would have to do a invoice manually.
