Hi Meghan,   My wife and I live in Coon Rapids, but have 2 rental houses in Duluth that we rent to college students.

I just closed today on the sale of the second house and have ended the nightmare!

They live in a semi HCOL area called Torrance (house is in a good zip code 90503).

@Shane Regnier I've flipped a bunch of houses in Ocala but have yet to dabble in the rental market. 

Applying that to RE investing, most would agree your first FHA loan should be a multi-unit house hack.

I a new investor  who self-manages my property and need some advice.Currently, when there are plumbing issues, I have a plumbing company come to the house and I have to meet them there.

That being said, if you're 23 and you don't own a home, I really do recommend starting with a house hack as you don't need the 25% down capital to get started and you kill 2 birds with one stone by getting a rental and having a roof over your head. 

VRBO bookings have been down Airbnb bookings have been up, but it has its own problems like siding with a guest who trashed my house with unauthorized party , truly if I had the time I would try to get off these platforms and go direct to customer, easier said than done.
