Although we are looking at some Tiny Homes as Vacation rentals under a different model. 

A local credit union also mentioned something called a "savings secured loan" which can be used for anything (even going on vacation), but I don't know if there are tax benefits to that and I don't think I can do that under an LLC.

One day your STR may be a used by a family for a vacation, the next day by a guys gold trip. 

I always explain ARMs like so: If you plan a vacation out of state for 5 days, do you book your hotel for 5 days or do you book your hotel for 30 days? 

@Jordan Hanks - Some companies including Evolve Vacation Rentals charge 10% for booking and marketing, with extra fees for cleaning, re-stocking, etc.

I had one where we could wait and they went on vacation while we did it.

If you can swing it, I would tell her that you are going to have to adjust the rents to the market level, and give her as much time as you are reasonably able, maybe 3 to 6 months to vacate, provided she's paying.

At the time I bought it, I lived just a few miles away and I didn't want to play any games with trying to call it a "vacation home" in hopes of a lower rate.
