Bottom line is once someone becomes seasoned in buying and selling real estate they will be able to get more experience in procuring the best deal for themselves or not. 

After all, if you and a friend agree on a price, the agent does not have to market and procure a buyer.  

We immediately procure all the materials that we will need for our fixer upper project.Unfortunately, a month after we bought the new property, my wife secure another job in Dallas, Texas ( My job is quite flexible and I can work remotely most time) and we need to relocate back to Texas again.

Not exactly...the agreement names the specific buyer "or another buyer procured by the agent", which means only another buyer brought to you by the agent would be covered. 

I point this out because I hear many newbies somehow want to equate the idea of some deep discount that a procuring bank or large investment fund received as being able to flow downstream into the street level investor.

Recently I have grown tired of the same music, and I can only take so much of talk radio........Hopefully in a month or two things may slow down a little more and I can focus on procuring a SFR.Until then it is more time reading and studying
