It may help if you can go to plant nurseries, or talk to contractors/vendors who regularly work with similar situations.

The private outdoor space includes mature trees, planting beds, and storage shed.

At the end of the day, taking run down houses and making them nicer so that a family can turn them into a home, brings a tiny bit more order and a bit less suffering to the world.  

I am going to second @Michael Plante and say that you need to talk to another agent.

Also having an issue with a number of tenants that have decided they want to "beautify" the grounds by adding plants and "working in the yard".
