Maybe you can give them a good deal, just to avoid the legal pains from the HOA.

I only did a 9 property portfolio and 9 separate addresses made the whole buying process very painful.

Then your property becomes neglected and a pain and you end up selling to someone who knows how to run a tighter ship and knows how to get your asset to perform properly.

The process is painful and expensive and slow.

You’ll be moving, getting a new job, and dealing with a compressed 1031 timeline would be a little bit of a pain.

It works just fine for the students, but the parents can be a pain in the.... to deal with like that.  

Unless you need to get on a plane or drive for several hours, you are in your area, plus you grew up there and have a good understanding of the market, the only time it might be a pain would be when trying to rent out the unit (s) as you might make several trips out there for showings.
