I analyzed some properties there and the cash flow is all negative that's why I asked the question here.

If you can buy and hold, you will make money in the next 3-5 years, even though you may have a temporary negative equity experence. 

So, if you were just starting out and trying to build your net worth, I would say you are crazy to buy anything with negative cashflow.

My experience with attorneys is a bit negative so I avoid them when I can. :)  If anybody can recommend an efile service for CA that would be helpful. 

The rental thing is fairly new to me, and I haven't understood the bookkeeping aspect of individuals who own multiple properties.

I think one aspect to keep in mind, as I understand it so far, is that "business as usual" can still continue. 

When I checked out Google Vacation Rentals when it first came out, the data was not super accurate, so I'm hoping they keep building out that aspect! 

And they are located beside multi-million development which will bring up the value in 4-5 years, if the market remains the same.I have clients who are selling because they have some equity but are cash flow neutral/negative and fear some assessment.
