Maybe not the most moral, but assuming the agent presented our offer, which I believe to be the case because the other offer was just above our offer, then I think they met their legal obligation (but the agent could have gotten the seller a higher price and did not pursue it).This was maybe 5 years ago.

I am stuck in a predicament, I currently own two homes one primary and one duplex rental. an preparing to buy a 24 unit by the end of next year. my question is with this being my first big investment should I try and do it with my own capital or try to raise the other half an have a partner in the deal?

The predicament i'm in is that although she's commented on how she's found a bunch of job openings recently, but the job listings are not as good as their previous job so they'd rather wait for their current restaurant to reopen (likely not until next summer now since it's an outdoor brewery) than take a temporary job.
