She insisted on still collecting May rents but did absolutely no work on any of the properties, and didn't collect pet fees and another prorated rent that she emailed me she was going to collect.  

As far as paying up front I see no advantage to you for that and would not want my money tied up if she sells right away trying to get my prepaid rent back.I'd look for another place asap and give your notice if it was me.. She

Now, one thing to consider in PR is this, first in PR in some areas the power service either briefly goes out or you have "brown outs" that can get your wireless lock disconnected from the Wave-Z Hub or the Wifi Router and the lock won't always reconnect when the power comes back.
