25/yrs old working towards investing in my first rental property (probably SFR) and have been trying to identify a great area to start building a portfolio. 

Ha, I lived in a rental condo about 14 yrs ago that my upstairs neighbor befriended me at.

I've had property in FL over 30 yrs.

Since the check is now 10 years old, bank keeps 7 yrs of records, I cannot figure out a way to meet this request. 

We will be targeting deals ranging from $1M to $5M in A and B locations.My experience:  10 yrs experience as multifamily broker.  3 years investing in and managing multifamily properties. 

As a first time investor, leaning toward ~8-10% of rent for both categories to be safe and limit my stress when things do come up in the first 2-3 yrs of ownership.

So my wife and i have always wanted to be in rental real estate so we decided to buy a house since a mortgage was cheaper than pay monthly rents. we decided to buy a property that we felt would make a great rental based on the location and numbers... so we bought in town of the school i grew up in..Weve owned the property 7 yrs this past Dec.

I heard from another posting on this site from yrs ago stating you can't refuse cash legally. 

I been renting the same house for 5 yrs, I paid 2x amount of rent for deposit.
