Money is made on the spread.

Rock solid paper and the discount was the same as we were doing 7 year term at 13 or 15% cant recall which one.. if you have enough spread in what U pay for the dirt and can then sell it for its a great way to do this. 

The problem was that fraudulent transactions were utilizing something that appeared similar, and in typical media form the reporters didn’t understand the difference.

A good spread is 30%+ profit after accounting for purchase & rehab costs.  

Rates increasing is also a test-- to optimize operations, add true value (and I mean AUTHENTIC value to local economies and communities none of this rubbish you see on social media) and to give an opportunity to investors who know what they're doing.

The reality for me is that I have little capital to start and it hasn't helped watching a million gurus on social media talk about the "ease" of utilizing OPMs.

Other than a post or two on social media I haven't done anything else for lead generation and to build a client base.

Many of these now thump their chests on social media.
